Smell Great - this is the #1 reason homes do not sell! Use simple candles or vanilla air fresheners. If you have pets, you will have to go above and beyond to make sure there is no smell
Make the house bright - the #2 reason homes do not meet the competition. Replace light bulbs, clean windows, open blinds.
Curb Appeal - plant flowers, mow grass and trim bushes. Pressure wash driveway and siding, clean downspouts.
Clean to the extreme - clean and replace carpet, paint walls, clean appliances.
Special care to bathrooms - re-caulk tubes and commodes.
Remove extra furniture (store it elsewhere).

Reduce buyers risk with Home Warranty (you can add it to the closing costs - so it really don't cost you anything)
Home Inspection. Do it first because you will have to do it anyway. Do the WDO (wood inspection) and perform the repairs.
Allowance for upgrades. Give up cash and not buy that new carpet.
